Job Description:

This is complex and technical work performed on residential, commercial, industrial and multi-family dwelling units for the Building Division. This position can be filled as a Building Inspector I, II or level III. Each applicant will be assessed by experience and recommended for a level by the hiring manager. Specific qualifications for each level are listed below. Compensation ranges are as follows:Building Inspector I: $46,704-$70,056Building Inspector II: $51,739-$77,608Building Inspector III: $57,769-$86,654ESSENTIAL DUTIES AND RESPONSIBILITIES: Although charged with enforcing compliance with Douglas County's adopted Codes and regulations, the incumbent must do so in accordance with the County's policy that emphasizes obtaining compliance over punitive enforcement, using the latter as a last resort. Therefore, the incumbent must use all his/her knowledge, tact, resources and ingenuity to coach, educate and assist customers to achieve compliance with applicable County codes, resolutions, policies, and statutory regulations. Further, the incumbent:* Inspects residential, commercial, industrial, multi-family residential, and other buildings for compliance with building codes during all phases of construction, alteration, and repair.* Regularly attends pre-construction and design review meetings to assist in the development and early construction phases of residential and commercial construction.* Answers questions from homeowners, architects, engineers, design professionals and contractors regarding building codes.* Assists Building Division plan review staff during the review and permitting process.* Investigates complaints. Provides a high level of customer service by defining problems and working toward solutions.* Inspects multi-family dwellings for compliance with Colorado Title IX and Building Code accessibility requirements and design specifications.* Coordinates with other agencies such as fire districts, health, water and sanitation agencies, etc. in the inspection process and in determining if the building is safe to occupy.* Issues correction notices or Stop Work Orders to ensure compliance with adopted codes.* Gives testimony in court proceedings regarding work performed. Works to protect the County's liability for improper workmanship and code violations. Protects owners from improper workmanship.* Reads maps and organizes inspection route to achieve 100% completion of requested inspections on a daily basis. Often schedules inspection times with homeowners to accommodate their schedules.* Responsible for knowing the installation requirements, specifications and manufacturer's standards for equipment, devices and systems that are not defined within the building codes.* May be called upon to respond at any time to an emergency. Fires, weather or other damaging events may require an on-site inspection to determine the extent of damage, and whether occupancy shall be restricted.OTHER DUTIES:* Keeps current and informed of new construction methods, materials, safety procedures, and national, state, and local codes, interpretations, and regulations. Advises various county departments in design and construction methods.* Assists in developing local amendments and regulations.* Performs other duties as assigned.SUPERVISORY RESPONSIBILITIES: This position does not directly supervise other employees.
