The Commercial Construction Project Manager oversees overall planning, management, and execution of work for assigned construction projects. They are in charge of maximizing project profitibility and promoting the client's objectives and goals. Description The Commercial Construction Construction Project Manager is in charge of: Assists preparation of estimates, budgets, cost reports for the project Leads the project team in preparing the project management plan (PMP) In charge of pre-bid and pre-construction meetings Participates in the negotiation and preparation of project subcontracts Assists in obtaining permits and resolving other regulatory requirements as necessary Helps prepare a project schedule Assists business development operations as requested Plans the successful execution of the construction contract Develops and monitors project quality, safety, and risk management plans Monitors the project site for cost, safety, quality, and schedule performance with the project superintendent Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact Develops the monthly client pay requests and follows up on collection Controls the payment of job costs based on document review and approval. Coordinates with the job cost accountant for payments and lien releases Participates in monthly job cost reviews to declare project status Communicates with owner and assists with other coordination meetings Coordinates all final close out procedures for the project Participates in Project Manager training Profile A successful Construction Project Manager should have the following: Bachelor's degree in Construction Managerment, Civil Engineering, related, or similar experience 4 years of experience with ground up healthcare construction, K-12, Higher education, or other commercial Understands estimating concepts Effective communication with team members as well as owners. Strong negotiation skills. Strong understanding of how to negotiate, lead, and present professionally in dress and speech. Professional affiliation or credentials (Ex: Professional Engineer) preferred. Community service participation preferred. Job Offer Competitive salary & bonus commensurate with experience - typically between $97,000-132,000 Company vehicle/allowance Full benefits package including health, dental, vision insurance Company 401K match PTO Employee stock option With travel, per diem will be provided This is a Colorado based opportunity.
